Demolition work has now begun at Tintagel Close in Keynsham, marking a major milestone in a regeneration contract procured through Westworks.
EG Carter were appointed via our Development and Construction DPS to deliver the transformation of Tintagel Close. The construction firm will replace the current 1970s maisonette blocks with 45 high-quality, affordable new homes on behalf of Curo Group.
The scheme has already demonstrated the value that comes from early collaboration and innovative problem-solving — a direct result of selecting the right contractor for the project through a robust and effective procurement process.

Case study: EG Carter’s added value at Tintagel Close
EG Carter was awarded the Tintagel Close two-stage contract by Curo Group in late 2023. Since then,
they have worked closely with Curo, using their expertise to add value at every stage.
The redevelopment of Tintagel Close has been long awaited by both Curo and the local community. However, it hasn’t been simple getting the project to the demolition phase. EG Carter has had to adapt, innovate and collaborate to ensure the scheme could progress to construction, meet compliance standards and achieve the client’s objectives.
Solving problems together
To secure funding for the Tintagel Close scheme, EG Carter and Curo faced a key challenge from the outset: they had to deliver more homes than were being demolished, without significantly encroaching onto the surrounding public areas. At the same time, the height of the new development had to be lower than the existing four-storey block.
In order to find a solution, EG Carter chose to take a collaborative design approach with key designers, consultants, and the client from the earliest stages. Engagement with the design panel also aided the master-planning to maximise the site, whilst maintaining a strong open space.

The team developed a hybrid scheme, containing a mixture of house types, to maximise the available space. This comprised of:
- Small modest three-storey blocks of apartments
- Traditional housing and bespoke houses containing garages with elevated terrace private space above
- Homes with integral garages.
EG Carter’s collaborative approach delivered a viable 45-home design to replace the 44 existing flats – and ultimately secured the funding for the project to go ahead.
Delivering on client priorities
A key requirement for Curo on the project was to provide residents of the new Tintagel Close with individual access to their homes, rather than communal entrances. While this presented technical and compliance challenges, EG Carter worked closely with the planning architects and design team to develop solutions that met building regulations without compromising the client’s vision.
By embedding this requirement into the design from an early stage, the team has met the client’s needs and will deliver homes that feel safe, private and better suited to residents’ needs.
